Qualified electrician carefully inspecting a residential electrical panel in Tokyo

Panel Inspection & Repair · Tokyo

Know your home's
electrical panel is sound

Flickering lights, a panel that trips unexpectedly, or a board that hasn't been looked at in years — these things are worth understanding properly. A careful inspection gives you a clear picture, explained in plain terms, so you can decide what to do without any pressure.

What this service gives you

A clear understanding of where things stand — and what, if anything, needs attention

By the end of this visit, you'll have a written summary of what the inspection found — written plainly, not in technical shorthand. You'll know whether your panel is in good shape, whether there's anything worth monitoring, and whether any repairs are advisable. That clarity is the main thing this service delivers.

If repairs are agreed on the day, they're handled carefully and with the same attention as the inspection itself. Nothing is rushed, and nothing proceeds without your understanding and consent.

Confidence about your home

Knowing your panel has been checked by a qualified electrician carries a quiet kind of reassurance that's hard to put a number on.

Written findings you keep

The summary is yours to refer to, share with a landlord, or use as a record if questions come up later.

An unhurried decision process

You receive the findings and decide what to do in your own time. There's no pressure to commit to repairs on the day.

A concern many homeowners put off

Something feels off — but it's hard to know how seriously to take it

Flickering lights in one room. A circuit breaker that trips once in a while without an obvious reason. A panel that looks old and hasn't been serviced since the home was built. These things rarely feel urgent in the moment — but they can sit in the back of the mind, especially for anyone who's just moved into an older property.

The difficulty with electrical concerns is that it's genuinely hard to evaluate them without training. Something that looks fine to an untrained eye can have a condition that's worth addressing. And the opposite is also true — something that looks alarming can turn out to be entirely routine.

That uncertainty is uncomfortable to carry. An inspection replaces it with information — specific, clear, and from someone who knows what they're looking at.

Signs that an inspection makes sense

  • Lights flickering in one or more rooms without an obvious cause

  • A circuit breaker that trips occasionally under normal household use

  • Moving into an older home and wanting to understand the state of the electrical system

  • A panel that hasn't been inspected in several years and you'd simply like peace of mind

How we approach it

Careful, methodical, and explained as we go

Our electrician is qualified and experienced with the kinds of panels found in Tokyo homes — older boards, newer consumer units, and the range in between. The inspection is thorough without being theatrical, and we talk through what we're seeing as the visit progresses.

01

Visual inspection

We look at the panel's physical condition — the housing, the connections, any visible wear or signs of heat, moisture, or age.

02

Circuit assessment

We check the breakers and fuses, test their function, and note anything that appears to be operating outside normal parameters.

03

Load and labelling review

We check whether circuits are correctly labelled and whether the load distribution looks appropriate for the home's current usage.

04

Plain-terms explanation

We explain what we found while we're still in the room — what it means, what's routine, and what, if anything, is worth addressing.

05

Written summary

A clear written record of findings is provided after the visit — yours to keep, refer to, or share with a landlord or property manager.

06

Repairs if agreed

Any repairs are discussed openly before proceeding. Nothing happens without your understanding and consent. The same care applies to the repair as to the inspection.

A note on electrical safety — in plain language

Things worth knowing before and after an inspection

What an aging panel can mean

Electrical panels have a working lifespan. Components can degrade over time in ways that aren't visible from the outside. That doesn't mean an old panel is dangerous — but it does mean a periodic check by someone qualified is a sensible thing to do.

Why circuit breakers trip

A breaker tripping occasionally under heavy load is normal. A breaker tripping without an obvious load increase, or one that trips repeatedly, is worth looking at — it can indicate a fault in the circuit or an issue with the breaker itself.

What to do if you notice something

If lights are flickering, outlets feel warm to the touch, or you notice a burning smell near the panel, these are signs worth acting on without delay. Getting in touch with a qualified electrician is the right first step.

After the inspection

You'll have a written record of the panel's condition. If no action is needed, that record is still useful — as a baseline for future checks, or for documentation purposes if you're renting or selling.

What the visit is like

Two to four hours — methodical, unhurried, and clear

Standard visits run between two and four hours depending on the size of the panel and whether any repairs are carried out on the day. We don't rush — an inspection done carefully is worth more than one done quickly, and we want you to have confidence in the findings.

We talk through what we're seeing as the visit goes on. If we find something, we explain it before we move to the next item — so by the time we sit down to go through the summary, none of it will be unfamiliar. There are no alarming reveals, and no information is held back.

If repairs are on the table, we outline what's involved and give you time to consider. Some people prefer to go away and think — that's entirely reasonable, and we'll follow up in writing with the details.

You'll understand what we found — not just that we found something

The written summary uses everyday language — not electrical jargon you'd have to look up

No repair is carried out without your agreement — you stay in control throughout

We leave the panel area tidy and the space as we found it

The investment

What's included for ¥38,000

¥38,000

Inspection and service fee

  • Full panel inspection by a qualified electrician
  • Circuit breaker and fuse testing
  • Load distribution and labelling review
  • Plain-language explanation of findings on the day
  • Written summary of all findings for your records
  • Agreed repairs carried out carefully on the same visit

Repairs requiring specialist parts may be scheduled as a follow-up visit. This will be discussed openly before any commitment is made.

The service fee covers the inspection, the written summary, and any agreed repairs that can be completed in the same visit. If a repair requires parts that need to be sourced, we'll quote separately and schedule a follow-up at a time that suits you.

There's no obligation to proceed with any repair on the day. The inspection and summary are complete in themselves — you can take the findings to another electrician for a second opinion if you'd like, or simply hold them as a record.

For homes with older or more complex panels, we may flag the likelihood of a longer visit when we confirm the booking — so there are no surprises about timing or scope.

What to expect in practice

An inspection grounded in real experience with Tokyo homes

Tokyo's housing stock covers a wide range of ages and construction types — from prewar builds in established neighbourhoods to compact newer apartments. Electrical panels in these homes vary considerably, and we've worked with enough of them to understand the patterns: what tends to age well, what doesn't, and what's worth flagging versus what's simply the way older systems were built.

Our written summaries are structured to be useful — not just a list of items inspected, but a clear statement of what the findings mean for your home and what, if anything, warrants follow-up. We write them for homeowners, not for other electricians.

On the day

The visit runs two to four hours. You leave with a clear verbal summary and know that a written version is coming shortly after.

Within a day or two

The written summary arrives by email. It's yours to keep — as a personal record, or to pass on to a landlord, property manager, or future buyer.

Ongoing

If questions come up later — or if you notice something after the inspection — we're reachable by email and happy to discuss without an additional fee for straightforward queries.

Our commitment

You should leave with a clearer picture than you arrived with

If the inspection doesn't give you a clear, usable understanding of your panel's condition — in plain terms, documented in writing — we'll continue working until it does. That's what the service is for, and it's what we hold ourselves to.

We also offer a brief introductory call before you book, so you can ask what the inspection covers, how long it typically takes, and whether your specific situation sounds like a good fit. No commitment is needed for that call.
